Khazna Data Centers, a global leader in digital infrastructure, is expanding its presence in the UAE with the groundbreaking of two new state-of-the-art facilities. The new data centers, AUH4 in Mafraq and AUH8 in Masdar City—both located in Abu Dhabi—will join QAJ1, a rapidly progressing facility in Ajman that is set to become the region’s first AI-optimized data center. These facilities will play a critical role in supporting the growing demand for digital and AI-driven services across the UAE.
All three of these data centers are being built to US Green Building LEED Gold standards, incorporating the latest technological advancements to support both AI and cloud workloads. The facilities are set to drive innovation and meet the rising demand for infrastructure optimized for next-generation technologies.

The AUH4 and AUH8 facilities will significantly enhance the region’s cloud hosting capabilities, providing a combined 60MW of capacity. Scheduled for completion in December 2026 and August 2026, respectively, Khazna is utilizing modular design architecture to accelerate construction, minimize waste, and ensure quicker build timelines.
The data centers will also feature adiabatic free cooling technology, enhancing cooling efficiency and delivering industry-leading Power Usage Effectiveness (PUE) figures for the region.
The QAJ1 facility in Ajman, slated to be the region’s first AI-optimized data center, will boast a 100MW capacity designed specifically for AI-powered applications. With steel structures now completed, the facility is on track for its first phase completion in December 2026, incorporating advanced liquid cooling solutions to manage the high-density compute infrastructure required for AI workloads. Additionally, AI-powered energy management tools will optimize resource allocation and minimize downtime.
These facilities reflect the UAE’s strategic focus on large-scale AI infrastructure, aligning with the country’s ambitious digital transformation goals. The rapid construction timelines of all three data centers will play a vital role in ensuring that the UAE meets its future economy objectives.
